Off-Grid Living in Iberia Parish, Louisiana

If you're eyeing raw land in Iberia Parish, Louisiana, for an off-grid setup, here's what I found digging through the parish's own pages and the state health department's directory.

Zoning is not a rumor here. A lot of rural Louisiana parishes have no zoning at all, but Iberia Parish adopted a parish-wide Zoning Ordinance back in 2009, and it's enforced by the Planning & Zoning Department for unincorporated areas. There are also Subdivision Regulations governing how raw land gets split and improved (streets, drainage, utility placement) before lots can be sold. If you're inside New Iberia, Loreauville, Jeanerette, or Delcambre city limits, those towns run their own separate zoning and permitting, so always confirm which jurisdiction your parcel sits in.

Building permits are required for construction outside New Iberia's city limits, handled by the Iberia Parish Permit Office, which also assists Loreauville and Jeanerette through a partnership. The parish enforces the state-adopted Louisiana State Uniform Construction Code (built on the IBC/IRC), plus FEMA flood provisions and the parish's own land development code. I did not find any parish-specific tiny-home or RV/THOW occupancy ordinance on official sources, so that's genuinely unclear, ask the Permit Office directly before you buy a THOW or plan to live in an RV full time.

Septic systems require Louisiana Department of Health approval through the Iberia Parish Health Unit, same as the state baseline. One notable local wrinkle: Louisiana law (the state statute governing individual mechanical treatment plants) lists Iberia among parishes where a homeowner can self-install and maintain their own treatment plant at a primary residence, rather than hiring a licensed installer. That's a real advantage for DIY-minded off-gridders, but you still need Health Unit sign-off. Composting toilets aren't addressed anywhere I found, official or otherwise, so treat that as an open question for the Health Unit.

Greywater and rainwater harvesting don't have parish-specific ordinances that I could locate; both appear to default to the state plumbing code's baseline rules. Rainwater collection looks permitted under that baseline; greywater reuse is restricted the same way it is statewide.

Water, much of the parish is served by public water districts like Waterworks District No. 3, which follows state Department of Health treatment guidelines. Private wells, where they exist, fall under state well-construction rules; I found no parish-specific well ordinance.

No mandatory hookup ordinance requiring you to connect to public water or sewer turned up in my research. The Sewerage District materials describe how to apply if you want or need to connect, but that reads as a process, not a mandate. Still, "not confirmed" cuts both ways, so ask before you commit to going fully off-grid on utilities.

Bottom line: Iberia Parish is more zoned and regulated than a lot of rural Louisiana, so don't assume "unincorporated" means unregulated. Call ahead.
