Off-Grid Living in Tippah County, Mississippi

Tippah County, Mississippi is one of the more interesting off-grid spots I've researched, mostly because of one blunt fact the county administration office states outright: there is no countywide zoning or building code enforcement outside the incorporated towns (Ripley, Blue Mountain, Dumas, Falkner, Walnut). If your land is out in the unincorporated county, that changes the whole picture. If it's inside one of those town limits, you're back under a normal municipal permitting system.

Zoning and raw land. Out in unincorporated Tippah County, there's no zoning ordinance to run into, per the county's own statement. Inside Ripley, though, a real zoning ordinance governs districts, setbacks, and the like, administered through the city's development office.

Dwellings, tiny homes, RVs. I couldn't confirm a county ordinance addressing tiny homes or RV living, which lines up with the county's general hands-off stance outside town limits. Inside Ripley, city development and permitting rules would apply, but I didn't find specific tiny-home or RV provisions spelled out. Confirm directly with the city if that's your plan.

Building permits. Not required in unincorporated Tippah County, based on the administration office's own disclaimer. Inside Ripley, building permits are part of the city's development process.

Septic and composting toilets. This is a state matter here. The Mississippi State Department of Health (MSDH) runs the on-site wastewater program statewide, with county health department sanitarians and licensed Professional Evaluators doing the actual site work. I found no Tippah County supplement to that framework, so assume the standard MSDH process applies to septic systems and likely composting toilet approvals.

Greywater. No county-specific greywater rule turned up. It falls under the same MSDH on-site wastewater framework, treated as part of wastewater disposal generally rather than singled out.

Rainwater harvesting. No ordinance restricting or authorizing it was found at the county level. Mississippi generally doesn't restrict rain barrels or cisterns, and nothing suggests Tippah County differs.

Wells. Private wells are regulated at the state level by the Mississippi Department of Environmental Quality (MDEQ), which sets well construction standards and licenses drilling contractors. No county-specific well ordinance surfaced in my research.

Utility disconnection. I found nothing, county or state, that explicitly blesses or bans living fully off-grid electrically. The lack of building code enforcement outside town limits suggests fewer inspection touchpoints in practice, but that's an inference, not a confirmed legal right to disconnect. Worth a direct call if that certainty matters to you.
