Off-Grid Living in Lawrence County, Mississippi

I'll level with you up front: Lawrence County, Mississippi doesn't have much of an official web presence, and that itself tells you something. I could not find a county government homepage, a planning department, or a zoning map. That's not unusual in rural Mississippi, where state law makes county zoning optional, and it seems Lawrence County either has none countywide or handles land use informally through the Board of Supervisors and Chancery Clerk's office.

Zoning. No countywide zoning ordinance turned up in my research. If it exists anywhere, it's likely only inside the incorporated towns, Monticello, New Hebron, and Silver Creek, so if you're buying raw land in the unincorporated county, don't assume town rules apply, but don't assume there are zero rules either. Call the Chancery Clerk's office to check recorded ordinances before you buy.

Dwellings, tiny homes, RVs. I found nothing county-specific. Mississippi has no statewide tiny-home law, and most counties treat full-time RV living as a case-by-case or outright restricted use outside campgrounds. Confirm with the county before you plan on living in an RV or tiny home year-round.

Building permits. Lawrence County does have a Building Department that issues permits, that much is confirmed by an actual county permit application form. What's not confirmed is whether they've adopted the International Residential Code or another specific structural code. Ask the Building Department directly what code cycle they enforce.

Septic and composting toilets. This one's solid: Lawrence County falls under the Mississippi State Department of Health's statewide on-site wastewater program. Any new septic system needs an MSDH permit, and MSDH does a site and soil evaluation first. Composting toilets aren't separately addressed locally, so the state's alternative-system standards apply.

Greywater. No county rule found, and Mississippi has no statewide greywater reuse framework, so in practice greywater has to run through an MSDH-approved wastewater system rather than being dispersed on its own.

Rainwater harvesting. No restrictions found at any level. Mississippi's state baseline treats residential rain barrels and cisterns as legal without a permit.

Wells. No Lawrence County water authority page exists. The state baseline applies: domestic wells don't need a state withdrawal permit, but the driller must be a state-licensed well contractor.

Off-grid utilities. Solar generation is legal, but I found no ordinance guaranteeing you can fully disconnect from the grid, that's an open question inherited from the state level. Best to ask the Building Department directly if it comes up during permitting.

Bottom line: Lawrence County is thin on public documentation, so most of what applies to you is either the Mississippi state default or a town-level rule if you're near Monticello, New Hebron, or Silver Creek. Call before you build.
