The percolation test nobody wants to pay for, and why you should anyway
If the property doesn't have a working septic system already, a percolation test (or "perc test") tells you whether the soil can absorb wastewater at a rate the county considers safe. This is not optional homework, it's often a legal requirement before a county will issue a septic permit, and without a septic permit you generally can't build a permanted dwelling at all in most counties that require one.
A basic perc test involves digging a hole (usually with an auger, sometimes by hand) to a specified depth, saturating it with water, and timing how fast the water level drops. Fast drainage in sandy soil can actually fail a perc test too, because water moving through too quickly doesn't get filtered before it reaches groundwater. What counties want is a moderate, steady percolation rate, and the acceptable range is set by your local health department, so check their published standards rather than a rule of thumb.

Depth to anything hard. Keep digging until you hit rock, dense clay hardpan, or standing water. Smell. Sour, rotten-egg, or swampy smells in a fresh hole usually mean poor drainage and anaerobic conditions below the surface, a strong signal that the spot floods or holds water seasonally.
None of this replaces a formal perc test or a soil scientist's report, but it tells you within minutes whether a parcel is worth pursuing further or whether you should walk away before spending money on anything more formal.
Timing matters more than people expect
The single biggest mistake in soil evaluation is looking at land only in dry season. A parcel that looks solid and well-drained in August can turn into standing water in March.
